Complete the seller's disclosure provided to you by your realtor. Be sure to include every known defect, however minor, that may create liability after the closing. Be transparent, and acknowledge defects to the buyer that may have shown up during the pre-inspection. If you are short on time and find it necessary to leave some of the home repairs for the next owner, explain that the asking price has been adjusted to reflect the needed repairs. Such candor may help to shorten negotiations.
Gather together all paperwork including warranties and product information on the furnace, appliances and other items that remain with the home.
Taking a little time before you list your home can save you time and aggravation while your home is listed and available for showing. Show that you are a proud, responsible homeowner and happy to receive and welcome potential home buyers. The SOLD sign will be in your yard sooner than expected.
